What is BREEAM?
For many new projects, especially government and large commercial buildings, BREEAM certification may be required. For example, the Ministry of Justice (MoJ) require new prisons to be BREEAM certified, with the aim to achieve the Outstanding rating.
The Building Research Establishment Environmental Assessment Method (BREEAM) rating system is used to assess and rate sustainability credentials of buildings. The building performance is evaluated across its entire lifecycle, from design and construction to operation.
JTM Service & Miele Professional Work Together
In 2 government projects, over 100 washing machines and tumble dryers were required across each of the newly constructed sites. Our customer’s requirements for energy efficient, sustainable equipment, to achieve BREEAM certification, resulted in us recommending, supplying and installing Miele Professional Little Giants washing machines and tumble dryers.
Why did we choose these machines? As well as being the market leader on performance, the sustainability credentials are also market leading. For example:
- the heat pump Little Giant tumble dryers, which recycle hot air to maximise efficiency, reduce energy usage by 60%
- the shorter cycles and innovative technology in the Little Giant washing machines require 22% less water and 28% less energy
- at least 95% of the components in Little Giants machines can be recycled
We also provided training and ongoing support to ensure the operation of the machines continue to minimise the environmental impact.
Both projects work to BREEAM Excellent standards, and we are proud to have played our part in supporting this.




BREEAM Assessment and Ratings
The assessment is conducted by a qualified, impartial BREEAM assessor, and it then undergoes a Quality Audit. The BREEAM certification mark is internationally recognised and demonstrates the quality, performance and sustainable credentials of the building, and it is often required for certain type of developments, especially large commercial or public buildings.
The ratings range from Unclassified to Outstanding:
- Outstanding: Awarded to projects that achieve 85% or more of the available assessment score. Represents pioneering best practice and denotes an exemplary sustainability performance.
- Excellent: Awarded to projects that achieve 70% or more of the available assessment score. Indicates best practice.
- Very Good: Awarded to projects that achieve 55% or more of the available assessment score. Represents advanced good practice.
- Good: Awarded to projects that achieve 45% or more of the available assessment score. Denotes intermediate good practice.
- Pass: Awarded to projects that achieve 30% or more of the available assessment score. Indicates that the assessed project meets acceptable sustainability standards.
- Unclassified: Projects that do not meet the minimum standard to achieve a Pass rating fall into this category.
