Thirteen Housing Group is one of the largest housing associations in the North East and Yorkshire, providing high quality homes and support services to thousands of residents.
As part of a major refurbishment programme at Glastonbury House, a sheltered housing scheme comprising 91 apartments for residents aged 60 and over, Thirteen Housing Group set out to modernise resident facilities and improve the overall living environment. A key element of the refurbishment project was the complete upgrade of the communal laundry facilities.
The Challenge Faced
The existing communal laundry at Glastonbury House had served residents for many years but was becoming increasingly outdated. The laundry contained a mixture of washing machines and tumble dryers from different manufacturers, resulting in an inconsistent setup that no longer met the requirements of the building or its residents.
As part of the wider refurbishment project, Thirteen Housing Group wanted to improve the laundry experience by increasing washing capacity, replacing ageing equipment with more energy efficient alternatives, and standardising the laundry on Miele Professional equipment, renowned for its reliability, durability and performance.
However, the existing laundry room did not have sufficient space to accommodate the additional equipment required, meaning a redesign of the room layout would be necessary. The project also had to be carefully coordinated alongside multiple contractors, while minimising disruption to residents who relied on the communal laundry facilities.



How JTM Service Helped
JTM Service became involved at the planning stage of the project, working closely with Thirteen Housing Group’s project team to understand their objectives and assess the existing laundry facilities.
Following a detailed site survey and review of the building plans, we identified that the existing room footprint would not allow for the increased machine capacity that the client required. Working collaboratively with the project manager and design team, we proposed extending the laundry room into an adjacent store area. Revised CAD layouts were developed and agreed, creating sufficient space for the upgraded facility.
Throughout the refurbishment programme, our Account Manager, Wendy McLorg, worked closely with the project team, attending design and planning meetings, helping to coordinate the new laundry layout, service requirements and installation programme. This collaborative approach ensured the laundry design aligned with the wider refurbishment works taking place throughout the building.
To enable the refurbishment works to proceed, our engineers carefully disconnected and removed all existing laundry equipment before returning to install and commission the new facility once building works had been completed. JTM Service supplied and installed:
- 3 x Miele Professional PWM 909 washing machines
- 3 x Miele Professional PDR 510 tumble dryers
As with many large refurbishment projects, there were last minute challenges relating to plumbing, drainage and other site works. Wendy and our installation team worked closely with the main contractor and project management team to identify issues, implement practical solutions and keep the project moving forward, ensuring the installation was completed as scheduled.
The completed laundry now provides residents with increased washing capacity, improved energy efficiency and a modern, easy-to-use facility featuring robust Miele Professional equipment designed for many years of reliable service.
